Welcome

I have started this blog in an effort to solicit ideas and suggestions on Columbia County Real Estate. How  real estate agents make the transactions better and smoother. Tips on how to buy or sell a home. Ideas on marketing home etc.

I'm now selling in Canandaigua, NY near Rochester. We use a fill-in-the-blanks" contract with a complete set of addenda such as inspection completion notices, etc.

This system reduces the time to close dramatically. There is no waiting for an atty to draw up a contract, less errors in the contract (any errors are yours), and because the form is universal, all relevant parties can process the deal faster (there is no need to read through the pre-printed parts which saves time.)

But the best part is that as a buyer you don't have to worry that your deal is being "shopped around" based on binder offer. With a pre-printed contract, there is a clause that says "offer expires".

The pre-printed contract eliminates the verbal acceptance that never materializes in a sale because another better offer came in before the contract was finalized.
